We Closed! Exactly One Week In...



So we closed last week on Wednesday and from that point on we have literally been going non stop. I am beyond exhausted but so glad to be finally moved in. We are getting adjusted to the house but it still feels a little weird having so much space. Its a system shock coming from just 625 sq ft condo. The move was horrible, we decided to do it ourselves along with my brother. It would have been so much less stress if we got movers instead. The best moments so far was watching the dogs turn the kitchen island into a racetrack and collapsing over a cold beer in the rec room after a long day of hauling boxes. 

Closing:
As far as closing, we had a little drama last minute that was incredibly stressful. A few days before closing we got a call from NVR Mortgage saying that there was an error with our appraisal and that it needed to be redone. They started talking about the possibility of delaying closing, normally Im sure its no big deal but when you have your moving arrangements in place and have renters moving in a few day its becomes a huge deal. Luckily the folks at NVR pulled it off and we got to close on time. Things were so last minute that we only got our finalized closing amount Tuesday night, which meant on Wednesday morning we were waiting in front of the bank before they opened to rush in to get our cashiers check and ran over to their Gaithersburg office to go through closing. The closing process was a breeze, we were too tired to read anything so we just signed whatever they wanted us too. I have to give a lot of kudos to Wayne and Maggie at NVR Mortgage. They helped us out a lot through out the whole process. Wayne took the time to answer my million questions and ran through every possible loan option without getting frustrated. For the most part he was always available to talk or followed up with us promptly whenever we needed him. Wayne was not apart of closing, but we appreciated that he took the time to stop by while we were signing paper work to congratulate us. Maggie was a beast last week, she understood we needed to close on Wednesday and she made it happen. She kept us updated throughout the whole ordeal and stayed on top of the appraiser to make sure that the paper work would be done on time. 


Deck Update:
So NVHomes kept their word and the deck was torn down and replaced a few days after we closed. The extra ft really does make a difference, were super glad that we decided to extend that space. If you are building an Andrew Carnegie at Beechtree and have a recessed townhome like we do, I strongly suggest you build out to the full 11ft. The home now comes with 9ft standard, we extended ours to 10ft but regret not getting the full 11ft. Besides that, we are hoping to get the sod in the yard fixed because it was trashed during the rebuild.

Washer/Dryer Update:
So we finally made a decision on the Washer and Dryer Set. We went with the LG WM4270HVA/DLEX4270V combo in Graphite and splurged on the pedestals for the ergonomics. We were able to get them at a great price during Best Buy's Labor Day Sale. The delivery guys at Best Buy were awesome, they did not ding any of our walls or scratch the floors. They even took away all the packaging.

We also picked this up at best buy, 20% off Dyson
I also want to bring up what we ended up doing for blinds. Before closing we shopped around at stores like Next Day Blind, Blinds to Go and Blinds.com. It was definitely super expensive, we were looking at quotes that ranged from 3k-6k. Im a big fan of the custom cut Levelor blinds available at Lowes because they are good quality, a custom fit and affordable. We choose their honeycomb blinds in the Snow color. These are also 20% off over the next few weeks.

  3. Congratulations on the new house and closing in record time! Whew! The washer/dryer is lovely! I'm heading to both Lowes and Home Depot this week to see what I can score--and hoping that they will let me stack my husband's military discount on top of whatever sales they are having. Fingers crossed!
    The window treatments have me really, really anxious. I have a consultant meeting me at the house today and one next week, and the idea of spending up to $6k is just insanity to me, but that's one of the downsides to new construction, we're the ones that take it for all of the teams forever! lol

    1. Lots of good deals right now for Labor Day. We also used 10% (Lowes/Bestbuy) coupons we got from filling out our change of address from USPS. Cant wait to see your window treatments sounds like they will be fabulous.

We have updates coming soon, we've been overwhelmed and haven't had the chance to update as often. Im sure going through a new build twice makes you guys experts at this point, so I will definitely follow the blog.

    My wife and I have been following your blog since May. We have appreciated your sharing. It has helped us as we just moved into our first NV Townhome two weeks ago.

    I'm starting to wind my way through the myriad of maintenance and upkeep manuals. Specifically I'm curious to know if you have any opinion or have taken any actions on a maintenance plan for your HVAC system?

    Thank you for any insight.

    1. Hey Lee, Congrats to you guys. Hope you guys are doing well in your new home. We have not even begun to even think about proper maintenance of the HVAC system. In our condo, we were really keen on having maintenance done twice a year. Once in the fall, before we start using the heat and in the spring before using cooling. I need to find out how often to change the filters, because the ones they installed in the house are different then what were used to. Please let us know what you find out.

      Congrats on your new home, that's incredible that they were able to build so quickly. It took us a long 8 months to finally move in. We started looking for homes nearly a year ago and it's been truly a journey. You made a really good choice in building at Greenbelt Station, its a fantastic investment. I'm glad the blog has been helpful, please stay in touch.

    1. Congrats on the new house. We are long over due for an update, I will try to post something soon. The last few weeks always seem like an eternity. Just make to have all your paperwork in order, the lenders love requesting things in the final hour. As you should know stay away from opening new credit or using your existing credit cards. Loans have been known to fall apart for doing so. One of the biggest mistakes we made was moving ourselves in, definitely get help! It's worth every penny there are alot steps and house navigate. Also start taking care of your new lawn on day one or it will die fairly quickly. So buy your hose and starter fertilizer ahead of time. Other then that just enjoy the experience and the wonderful memories you'll be creating.
