Selections


So these are the selections and upgrades we've made to the home.  The items highlighted in blue are the upgrades we made.


Exterior Selections


  • Interior Building (we would have liked an end unit but decided to spend on other upgrades) Our lot backs to the actual golf course
  • Elevation F - Full Brick Front With Front Garage Entry (We do think this is the best looking elevation, but we would have honestly choose a less expensive elevation with partial siding instead if we had the option, someone else purchased that before we bought. So no big deal.)
  • Additional 3 ft on our deck, 7ft is standard

  • We upgraded to a level D tile, Stonemark was nice enough to let us mix and match tiles. As a future interior Architect it was difficult being limited to the specific tile packages.

  • Burlywood Granite countertop - I didn't like any of the option will change this later

    Did you find that it was cheaper to upgrade your tile with NV rather than having it done post-closing? We're from out of state but building a NV home, and it's impossible to get quotes and figure out if we should get the tile we want now or wait. Our tastes are very much like yours, and I'm sure that we will be getting level D for our bathrooms and rec room area too.

    Congrats on your new home. Are you building a single or a town?

    So upgrading tile with NVHomes is expensive when comparing the cost for the same exact tile with an outside vendor. However, I don't recommend doing your tile post closing as a cost saving measure. What you will find is that the cost of hiring a contractor to remove the existing tile and retiling your bathrooms will be substantially much more expensive. The exception to this is if your incredibly handy and can handle retiling your entire bathroom.

    I would not recommend adding a kitchen backsplash with NV, thats an easy DIY project most folks can handle or you can hire a handy man at minimal cost. The upgrades add up very quickly and to save on cost we did the included 6x6 standard white tile around the tub in our secondary bathrooms. However we upgraded the bathroom floors. For example, the level D tile package we wanted in our secondary bathrooms were priced at about $1700. The cost to just upgrade the floors was only about $500. I thought that was a great compromise for tile thats going to be hidden behind a shower curtain. I have also seen others add a mosaic accent for under $100. Good luck, let us know what you decide.

    Thanks so much for getting back to me so quickly! No no, we are not handy people at ALL, so we'd like to have as much done by NV as possible, provided it isn't extremely cost prohibitive.
    I'm mostly gathering information from Ryan Homes blogs, and something I've noticed is that NV seems to be more "luxury", and we're offered more upgrades as standard than a lot of Ryan Homes. So while it makes sense for them to install granite and hardwood post closing, it really doesn't make sense for NVH buyers to do that because those items come standard. In the long run, $1700 to upgrade to the kind of tile we want is a much better option than doing it later on.

    ANYWAY. :-) We are building a townhouse--we're in Urbana (Frederick), so our model is the John Jacob Astor. I'm working on blogging about it eventually since there are so few NVH blogs and resources out there, but it's kind of hard to do it since we're negotiating everything from California until about June. Once we're in the area, I will kick the blog into action and hopefully will be able to contribute pics, specs, etc.

    1. Welcome to the east coast :). The John Jacob Astor is a really nice floor plan, its very similar to the Andrew Carnegie. I saw some photos of your community it looks so charming, you guys made a good choice. You should definitely blog about your experience, there isn't much out there for NVHomes. How far along are you in the process?

      So much is already included with NVHomes, the finishes are a tad more upscale compared to Ryan. With that being said try to get a price list from your SR with all the options. It wasn't till we were making our selections did we realize how much the house was going to really cost. It sounds like you have nice taste like we do and that comes with a premium. I would consider adding hardwood to non included areas post closing. In our case NV doesn't include hardwood in the great room and dining. NV is charging 9k to add hardwood in those areas, but we can get this done post closing for 6k including install. Surprisingly the appliance packages are priced well, so get the package you want if you decide to upgrade. My resources page has links to a lot of those options.

We aren't too far into the process yet, basically we have financing in order and we're picking out finishes, cabinets, etc. We hope to close on September 1, but of course we know things can go wrong. This is our second new build house so we're not totally new to this. The only difference is that in our previous house, it was already built and the only options we could still pick was the flooring. Honestly, it was a lot less pressure!

    We fell in love with the NVHomes floorplans and it was honestly hard for any other builder to measure up, we kept comparing all of the other houses we saw to NV--I guess that's the equivalent to walking into a house and knowing it's "The One".

    Buying in Urbana was unexpected (we'd planned to buy closer in to the metro DC area) so we're paying less for our house than we budgeted for. Still, we have to reign ourselves in on the upgrades and extras because we definitely do NOT want to have the nicest house in the development. We're like you guys, just concentrating on upgrades that we know will maintain value in the home later if we need to sell.

    The one disappointment I have with NVH is the kitchen sink situation. Like you mentioned, it is just really disappointing that they got so many features right, and that is so, so wrong.

  10. Thank you. I definitely have a modern aesthetic when its come to design so these tiles worked well. The tricky part is that its a colonial style home which wants to be more traditional. So were going for a transitional look which will tie in some of the modern design decisions. Your selections are beautiful so can't wait to see that come together.
