Pre-Drywall Inspection done

So today was the big pre drywall inspection. We ended up hiring Craig Olsen from United Inspectors Group. He was referred to us by Chris's coworker who used him on her home. Craig definitely met our expectation, he took his time looking at all facets of the home. He explained to us in detail the different features in the home and pointed out areas of concern. We will definitely be hiring Craig again for our post drywall inspection.

So how did the house do?

Overall Craig has a very good impression on the home. Here are the issues listed on the inspection report:
  1. Repair/Replace damaged lip on basement tub at outside corner at drain end
  2. Verify size and location of hole cut in floor trusses above double window complies w/ truss manufacturers specification. (edge of hole is about 4'-0" from bearing and more than 12" wide.)
  3. Please discuss w/ buyer options to relocate double wall plate on furnace room wall.
  4. Install missing vent fan in basement bath
  5. Nail plates on either side of stand pipe in pantry
  6. Patch hole in pantry floor
  7. Complete ducts and registers to hall bath and laundry
  8. Remove rigid duct from above
  9. Add vinyl liner to both Master bath shower seats to protect OSB seat

  1. That's great! Not too much to fix. It must be a load off your minds to have a professional double check everything. Now get ready. Things really start to move once drywall gets going.

  2. That's not a bad list at all! It's so nice to have peace of mind (well, maybe after they fix it). To me, I think this is the best part of buying new construction -- you get to see exactly what's going in those studs, and what's behind the walls. I don't know if you heard that WAMU series called "Flipped Off," but it's so scary. It's a good read:

    1. It's so important to know what's behind the walls. We've taken tons of photos documenting it all for our records. Looks interesting, I will definitely check it out.

  3. I agree, this is not a bad list at all. Good work here and I would tell anyone if you can, please get yourself a private inspector! They are awesome to have on your side!

    1. It's a great tip we picked up from you guys. We definitely feel a lot more confident going forward. It's a very small price to pay for that extra assurance. That small cracked in the tub could have easily caused water damage that would have been substantially much more expensive to repair. So definitely get the inspection.

      And yes, that would have been a headache down the road. If you are getting the frameless shower, I am going to do a quick post about that baby tonight. There seems to be a (known) issue with water leaking LOL
