INSPECTION
So we had our inspection on Tuesday. Foremost I'd like to stress how beneficial it is to hire your own inspector. Its not to say that the folks at Nvhomes aren't doing a good job, but there are a lot of working part and things happen. We had a good experience with Craig Olsen during pre drywall so we decided to use him again. He was incredibly thorough inspecting the house and providing advice along the way. The very next day he provided us a very detailed report with photos clearly indicating  all the concerns he found in the house.

WALKTHROUGH
Fast forward, we had our walkthrough today with Aaron our PM. I have to give him much credit for being incredibly prepared. He started the meeting reviewing all the items on the inspection report and addressed every single issue. Afterwards we did the actual walkthrough as he explained all the different features inside of the house. Overall we're really happy and left confident that the house it will be completely finished by time we move in. Settlement is scheduled for 8/26!



WINDOW SHOPPING
In the mean we've been doing a lot of window shopping. These are among the favorite pieces many of which are aspirational rather then realistic.

  1. Hi Owen, we haven't decided to get our own inspector yet. I did my own sneak peek walk through of our NV townhouse and noticed a few framing boards with cracks and knots. Our PM assured that these were number 2 grade lumber used for non-supportive 2x4's. Was this ever an issue with your inspection?

    1. We did have some irregular 2x4s and apparently it is a normal occurrence. Our inspector did not take any issue with most of them. If you can definitely get yourself an inspector, they will be able to identify things you just won't see.

Hi Owen, Could you please share a little bit more information on finding your own inspector?My house is approaching the finishing stage and unfortunately we did not hire an inspector on pre-dry wall meeting. We don't want to miss the chance this time. However, I found tons of companies out there, making it so hard to choose from one another... Any response will be greatly appreciated!

    1. Hi Jasmine,

      Our inspectors name is Craig Olsen and works with the United inspectors group. He was referred to us by friends of ours. He's a really nice guy, with tons of experience. I believe he started out in building homes and then eventually to inspection. He was thorough during the inspection and we will absolutely use him again at our 1 year mark. Good luck!
