The final stretch


Its been a while since the last post because things have been so busy around here. My brother spent a week with us checking out DC, we had a get together this past weekend and we celebrated my birthday. The get together was sort of a goodbye for all the good friends we made in the building. As much as were happy to be moving on, were definitely going to miss the friends we made living here in SW.  My birthday was really fun this year and Chris really made an effort to make it special. We typically spend my birthday vacationing in the caribbean but this year we're really watching the budget so no extravagant trips. So instead he surprised me with a couples golf lesson out in VA which was really sweet. I can't say I'm an expert yet but we plan to continue taking lessons at "The Institute at Lake Presidential" which is a golfing school within the community.

Okay so were in the final stretch but lots of news and updates to report. We have our home inspection scheduled for Aug 18, the walk through on Aug 21 and settlement on Aug 26. I started packing our stuff this past Monday so there isn't a stress rush to get things out.

The most important thing to happen last week is finding a renter for the condo. Our loan is contingent on having a renter in place with a signed lease. I was a little nervous because this isn't exactly the best time of year to rent since most people are either on vacation or have rented a place in the spring. Luckily the rental market here in DC is alway in demand and we ended up with several strong applications. It was a tough decision but we were so glad to offer the place to a really sweet couple.

As far as the progress on the house things are moving along and everything is in place. Since the last post they have completed the brick side walk, front steps, brick patio, and carpeting has been installed through out the house. The remaining work is mostly the finishes like touch up paint, caulking, staining the stairs and landscaping. There was one big error made with our deck, it was suppose to be built out to 10ft but was completed at just 9ft. So our entire deck has be torn down and rebuilt. We're keeping our fingers crossed that this can be completed fast without any delays to the settlement date.

    Great great news that you have a couple to rent the condo! I honestly cannot believe how quickly your settlement came. Seriously, it seems like just yesterday you were having your first meeting with the PM. I love the patio and brick step/pad at the front entrance. I am also happy to see that they will be giving you your deck at the right footage.

    1. I can't believe how fast it came either. Just the other day I had this moment of panic because I realized we would be moving in about 2 weeks. It sort of sprung up on us out of nowhere. They were really good about fixing the deck too, it was no problem once they realized it was a mistake.

  4. Your hardwood floors are BEAUTIFUL! I wish Ryan Homes would've offered it; it would have been our choice in a heart beat! I love its earthy and rustic look. Happy belated bday, BTW!

  5. Happy belated birthday. I am so obsessed with your blog because this community is our top pick. We are looking at building a Lafayette with Ryan or an Empress with NV. I am absolutely set on what I want but of course "He who holds the purse strings" is indecisive and dragging his feet. I understand its a huge decision and equally huge commitment but the incentives don't last forever and I understand Beechtree is on it's last phase.

    1. Thanks, I can't say enough about how much we like the community and it really speaks for itself. There is a huge contrast between those 2 models in terms of price point. We do like the Lafayette being offered by Ryan. We've toured it several times and we could have easily chosen that model. Ultimately we really loved the Andrew Carnegie and the kitchen sold us. One of the advantages of the Lafayette is that it includes a larger yard without the 10ft extension. Personally Im not a fan of the 10ft extension on the Lafayette because it does weird things to the floor plan but thats just my opinion. If they are including it as a free incentive then fine its a great deal and comes down to personal taste. Otherwise as an upgrade it approaches the price point of an Andrew Carnegie which is a more impressive home (again my personal opinion). I haven't toured the empress but all NV homes models as you've seen are more keen to the smaller details with a more "luxury" feel. Regardless on whatever end of the spectrum you choose they are both beautiful homes and Beechtree is a wonderful place to live.

    2. I have to agree with Owen. We looked at the Empress in Bentley Park, and it was a showstopper. It was twice the size of what we wanted/needed, but found that it would have been hard to walk away from, especially with so many upgraded features that come standard with the home. We toured lots of Ryan Homes and definitely had them under consideration, but NVHomes have a more premium feel and again, come with a lot of standard options that would be considered upgrades in Ryan Homes.
      Both are great choices though! Single family vs. townhouses I guess is what it comes down to.

  8. Your house looks amazing!!! I love your kitchen island! And am at this moment very jealous of your deck. We opted not to have one installed immediately but plan to put a huge one on early 2016. It looks so nice!

    1. Thank You! The kitchen island honestly sold us on the house. We love to entertain and all of our friends usually crowd around the island so it made perfect sense. The deck is definitely a plus, it was required by the community so we are fortunate that it was included with the house. I can't say we've spent a lot of time out there because we haven't gotten patio furniture yet and with fall/winter approaching fast we won't get to enjoy it until next year anyway. The plus side to adding your own deck is that you get to customize it however you'd like, it would have been nice to have stairs.
