Love at first sight and our review of the Greenbelt Station Community

So the first development we saw was Greenbelt station. We read about it online and thought it was worth a look. We went to see the NVHome's Andrew Carnegie model. It was basically love at first site. We were blown away by the layout, design and size. It was everything we were looking for in a home and more. We decided to sit down with Jennifer who is the sales rep for that home. She was really friendly and professional. She gave us a tour and answered all of our questions while remaining patient. We ultimately left disappointed because the price was too high and we couldn't justify that price point for the area. The only way we could move forward was to put the condo on the market and we just weren't willing to make that compromise for this location.

There were a few other Ryan Home options in Greenbelt that we considered like the Strauss and Picasso condo. These could have worked for us and are really nice as well but it just wasn't quite the home run especially after seeing the Andrew Carnegie. Chris was also iffy about the layout of the Strauss and all the stairs required for the Picasso. The level of service at Ryan Homes was so so at best. No one was rolling out the red carpet and frankly, we expect to be wined and dined a little. I won't name the sales rep we worked with but he definitely lacked experience or sales charisma. Im not sure if he took us seriously as buyers and it was a turn off especially since we were making a big investment. At that point we moved onto Ryland Homes Brickyard Station which I will post about next. (Important read for anyone considering that development)


Here are our opinions on the Greenbelt Station development for those considering that community:

Positives:

  • Really great access for transportation, its has the metro, the Marc and is right of the beltway. Its a very nice option for those commuting into Washington DC. I actually think the Greenbelt Station is a more ideal location for those that want great transportation options compared to Dakota Crossing which has no metro or bus options while being located inside of DC at a higher price point.
  • It has tons of shopping available just up the road from the development. You really have all the options you'll ever need and won't need to leave the neighborhood
  • The public schools are good compared to most schools in Prince Georges county
  • The development is nicely laid out, has green space and will feature a large community park in the near future.
  • Greenbelt is possibly the home of the future FBI building which may raise property values
Negatives:
  • The surrounding area outside of the development is still transitioning and there are some shady pockets. The area outside the development isn't visually beautiful and feels more industrial
  • The new homes at the development are literally the most expensive options in the neighborhood. Which may impact property values. Why pay x when you can pay much less for a single family house down the road. 
Ultimately we think the potential is there and its a very good option for those considering Greenbelt.

  1. My house is still being built in Greenbelt Station. Honestly I think your pros and cons are really accurate. We're gambling on a revitalization similar to the Hyattsville Arts District and crossing our fingers that Greenbelt gets FBI for our property values. Honestly though we feel like the metro access alone will cause property values to rise by the time we would want to sell.

    We also both work on the Green/Yellow line so the prospect of buying a dream house for $400K without changing our commute is what really sold us. We're currently in Huntington and the area is pretty similar to Greenbelt, but for the same money in Huntington you're going to get a total fixer upper.

    We personally love our SR (we have the woman), and we really appreciate that she was super friendly, honest about her opinion on upgrade options, and not pushy at all.

    The RH condos have been selling like crazy and the townhomes have been sitting for awhile. We feel like RH should have put in a Strauss model instead of the Strauss Attic, because it's really hard to visual the bedroom level for the regular Strauss when they have the modified 2 bedroom layout for the attic. NV doesn't have many towns in the community compared to RH but they've sold all of phase 1.

    We went to UMD so we're really familiar with the area, and I think proximity to UMD while still being just outside CP was a selling point for us too. We're already dreaming of our tailgates this fall.

  2. We actually took a look at the Hyattsville Arts District. The surrounding area still seems just a bit too rough, I think Greenbelt is much further along. We met the "woman" sells rep briefly she did seem better. I think our "man" sells rep got the job cause he was tall and good looking. :P I think the condos are the best value right now, Ive recommended them to a few people. The price is very low and you get a ton of space. (i did notice they raised the price) The steps to the top floor unit was killer and the ground floor unit was a little small for us. My partner Chris is an UMD alum also, i think class of 02

  3. Oh yeah those steps are definitely a drawback. We stopped by the Andrew Carnegie when we visited too but it was definitely more than we wanted to spend. It's a beautiful model though. You made a great choice and I'm looking forward to following your progress.
